Care homes run around the clock, every day of the year, and that constant operation comes with a constant energy bill. Heating a building to a higher-than-average temperature, running hot water almost continuously, and keeping lighting on in corridors and communal areas overnight all add up quickly. As energy costs have climbed in recent years, more operators are looking seriously at where the waste is and what can realistically be done about it without compromising resident comfort or care standards.
Why Care Homes Use So Much Energy
Unlike an office block that empties out overnight and at weekends, a care home never closes. Residents, particularly older or frail residents, often need rooms kept warmer than the average home, and hot water demand is high due to bathing, laundry and kitchen use. Add in medical equipment, lifts, and 24-hour lighting in shared spaces, and it’s easy to see why energy is one of the largest ongoing costs for most homes.
Start With an Honest Assessment
Rather than guessing where the waste is, it’s worth commissioning a proper energy assessment of the building. This will usually flag the obvious culprits: an ageing boiler working harder than it should, poor insulation in older parts of the building, single-glazed windows, or lighting that’s still using outdated bulbs. An assessment gives you a prioritised list rather than a vague sense that “something should be done”.
Lighting: The Quick Win
Switching communal areas, corridors and bedrooms to LED lighting is usually one of the fastest paybacks available. LEDs use a fraction of the electricity of older fittings and last considerably longer, which also reduces the maintenance burden of constant bulb changes in hard-to-reach fittings.
Heating and Hot Water
Heating is the biggest single cost for most care homes, so it deserves the most attention. Simple measures such as improving controls, ensuring thermostatic radiator valves are working properly, and zoning heating so unused rooms aren’t heated unnecessarily can make a meaningful difference. For older boilers approaching the end of their life, replacing them with a more efficient model, ideally as part of planned rather than emergency maintenance, tends to pay for itself over a few years through lower running costs.
Hot water systems are worth reviewing too. Insulating pipework and hot water cylinders is inexpensive and reduces heat loss, while checking that water isn’t being heated to a higher temperature than necessary (while still meeting Legionella control requirements) can trim costs safely.
Insulation and the Building Fabric
Many care homes occupy older buildings that were never designed with modern energy efficiency in mind. Loft insulation, cavity wall insulation where feasible, and draught-proofing around doors and windows are all relatively low-cost interventions that reduce how hard the heating system has to work. These improvements also tend to make rooms more comfortable and consistent in temperature, which benefits residents directly.
The EPC Angle
Minimum energy efficiency standards for let and leased buildings have been tightening, and this is relevant for any care home operating from a leased property or looking to sell or refinance in future. A poor EPC rating can affect a building’s value and its attractiveness to buyers or lenders, so energy improvements aren’t purely about the monthly bill; they’re also a long-term asset protection issue.
Balancing Cost Against Care
The one thing that should never be compromised is resident comfort and safety. Energy savings measures should never mean turning down heating in occupied rooms below a safe and comfortable level, or cutting corners on hot water for bathing and hygiene. The good news is that most genuine efficiency measures, better insulation, modern boilers, improved controls, and LED lighting, save money precisely because they do the same job more efficiently, not because they do less of it.

Energy improvements are most effective when they’re planned rather than reactive, budgeted for alongside other capital expenditure like boiler and lift replacements. Treating energy efficiency as part of your wider planned maintenance strategy, rather than a one-off initiative, tends to deliver the best long-term results for both costs and building condition.
